With the purchase of the house at Broken Hill, I’d run into a common stumbling block faced by many real estate investors for decades – no more loans at my income level.This was in spite of all four places being cash-flow positive and totally self supporting. NEW MENTORING GURU APPEARS
The mentor gentleman I’d worked with had decided to retire from his role of advisor and enjoy his 53 houses and whatever he had. It was time to chase up another real estate mentoring GURU, so with lots of internet time researching, and lots of phone calls seeking personal recommendations I found, and decided to join 21st Century Academy, an education company owned by multi millionaire property GURU Jamie McIntyre. His story
is of being $150 000 in debt at 22 and becoming a millionaire, mainly through real estate by the age of 29.

THE 2 TO 4 DAY SEMINARS
Very hard hitting information. 21 CA offered a 5 year membership with mentoring and free access to their 2 to 4 day seminars included. These seminars are attended by up to 400 eager to learn members of the public whose major interest is to learn the skills needed for creating wealth. They are not disappointed because there are many different speakers over the 4 day seminar, each with a different slant or passion on helping to make the attendees richer. The positive vibe OR buzz in the auditorium is so powerful and really gets one’s enthusiasm going.
BACK TO SEE DAVID THE BROKER
My first IMPORTANT piece of learning from 21 CA was to spend lots of time checking out my loan documents and seeing if I could improve the structure of the loans. Of course it was a case of contacting David the broker , with whom I’d developed great rapport over the years, and by using the 21 CA info and his skills, we set off after a good deal. The bank which had both Mt Isa and Geraldton on the one loan was WAY above all the Big Four Aussie banks at 10.8 %,and thanks to 21 CA and David we got them transferred to ????? Bank at 9.4 % which saved about $ 900 per month !!!!!!!! That was a huge relief and made life a lot easier.
WHAT IS SHARE RENTING ?
Sounds a bit strange, doesn’t it ? It’s Jamie’s pet name for selling covered calls in the share market, and is a great way to generate regular cashflow. The BIG question is how to fund such a venture ? What we did was to establish a Line of Credit when the loan restructuring was done and to use some those funds to purchase shares and then generate income by selling the calls on them. As a rule of thumb, the return is usually between 2 and 3 % PER MONTH or 24 to 30 % per annum. Almost beats your savings account interest rate, doesn’t it ?
Applying that to the real world, lets say you purchased 1000 shares in the XYZ company for $ 30 000, and sold the calls / rented the shares for 2.5 % per month [ this will vary up or down on a monthly basis ] giving you an average income of $ 750 per month, or $ 9000 ANUALLY ! That would certainly help with the mortgage, wouldn’t it ? Learn more from one of Jamie’s books.
